As a rental property owner of 20+ years, my experiences with other property managers had not always been positive. I decided to take advantage of the market conditions of the 2009 real estate market and of the tax credit for first time home buyers. Brian and I worked together for months in the very difficult short sale climate to obtain a home I looked at dozens of properties. It was a difficult market due to the price range I was looking in as there were a multitude of investors coming in with all cash. Although I was preapproved, I was a simple first time home buyer putting down a minimal amount.
None of the numerous offers we had submitted were getting accepted. Properties at the time were getting 20+ offers. I became quite discouraged but Brian continued to encourage me to keep looking. Brian knew that my dream of obtaining a home would become a realization.
Brian was a tremendous advocate for me on the offer that was finally accepted. The seller had a lot of offers on the property, however she really wanted to sell it to someone who she knew would enjoy it, not just another investor. Due to Brian’s tenacity, professionalism and his genuine belief in how badly I wanted to buy a home, the offer was accepted, the short sale was approved by the lender, we closed escrow, and I became a homeowner!

We would highly recommend Brian Cassingham as a Real Estate Broker. We successfully completed two 1031 real estate tax-free exchanges with Brian. We had a deadline to find our replacement properties quickly, and in both instances Brian was able to accomplish that. One purchase involved a foreclosure property Brian found for us at $10,000 below market. Brian is always extremely helpful and dedicated in dealing with his clients. We told Brian we wanted something that we knew was hard to find: a three bedroom, two bath house with a large yard, at a price we could afford. We knew we wanted to buy the third house we visited the moment we saw the amazing back yard! It is park-like, a 10,000 square foot lot in the shape of a piece of pie with the large part as the back yard. These are just some of the attributes of the back yard: a 30 foot “S” shaped koi pond with a waterfall, rolling hills of sod, shrubs and flowers, six California Redwood trees all over 30 feet tall, a 40 foot avocado tree which produces hundreds of avocados year round, a tool shed with electric power…it goes on from there!
The house is beautiful as well–the kitchen and master bathroom were recently remodeled, new appliances, refinished hardwood floors throughout, new windows in almost all rooms, to name a few. As if this was not enough, after weeks of difficult negotiation, Brian was able to save us $20,000 off the original price we agreed to pay! Although our house, yard or closing may not be typical of all situations, Brian definitely had the knowledge and expertise to guide us through the negotiation and purchase. We would highly recommend Brian to anyone looking to find a special house and would be happy to speak to anyone about Brian or the process we went through.
